Lawn underfoot, loungers, a covered bar with stools and a barbecue, and a hot tub set into the deck facing out over the town. Festoon lights come on at dusk. Most groups don't come back down until it's dark.

Hythe is one of the original Cinque Ports: a working seaside town rather than a resort, with a Saturday market, second-hand bookshops and the Royal Military Canal running through the middle of it. The house sits on the hill above the town, which is where the sea view comes from — and it puts Folkestone, Dover and Dungeness all within a short drive.

Also close: Port Lympne Reserve, Dungeness and Derek Jarman's garden, and Canterbury. Getting here — Eurotunnel terminal 15 minutes, M20 junction 11, or London St Pancras to Folkestone West in about 55 minutes.
